Investing in property the TVREI way will guarantee tremendous financial success. This real estate investment course has given you every detail on how to achieve this.

However, there are individuals who live in remote areas which do not have the market or resources to sustain real estate investing the TVREI way.

There are other areas which have very poor real estate markets or over heated markets which are not conducive to investing at this time.

Finally, others are serious about real estate investing, but want to be sure their first few properties are purchased the TVREI way.

As a result, we have had many requests for available properties in the areas we invest.

We are somewhat hesitant, but we will begin to offer a limited number of properties to fulfill some of these requests. We will test this and see how it goes for a few months.

I want to be forthright in telling anyone reading this page, that you are better off executing TVREI yourselves. Do this in your own areas of interest. You will have complete control over your own destiny and will not be dependent on others to find properties.

You will make more money and do many more deals.

Sure, as someone pointed out, this is the ultimate in Time Value Real Estate Investing, because you are receiving a deeply discounted property, all ready to go. But this is NOT the purpose of this course.

Your goal should be to attain the skills to fully operate your own real estate investing business, utilizing TVREI. And as such, a priority will be given to those who have gone through this course in its entirety and understand its lessons.

There will not be enough properties to satisfy everyone. So we must take steps to ensure a fair distribution to those investing in property through our efforts.

Going through this course is a must. Understanding it's principles is a requirement.

The properties made available to TVREI students will be as follows:

- All properties will be at 60%LTV or less. This will include all closing costs, points and rehab costs.

- Since most every purchaser will live outside of our areas of interest, ALL properties will come with professional property management already in place. This property management firm will provide tenants, collect rents, handle maintenance calls and otherwise maintain the integrity of the property.

- All transactions will come with a Private Money Lender, willing to lend 60% plus the 10% escrow overage.

- We will refer you to a Permanent Lender who MUST pre-approve anyone interested in the available properties. However, with our lender, you must have decent credit (better than 670 middle score) and verifiable income such as a steady job or established self-employment.

To those serious about investing in property, this may be another reason to pursue TVREI in your own areas. Many permanent lenders will provide refinance loans to those with credit scores below 670, but our lender will not.

- You will pay for your own appraisals. The fee is $350.

- You MUST pay Earnest Money for every property you wish to put under contract. We will not allow anyone to tie up a property, someone else would otherwise purchase. This is generally $2000. However, your Earnest Money is returned to you at closing, to ensure a no money down deal.

There are no exceptions regarding the earnest money. Please do not pursue our properties, if you do not have Earnest Money.

- All transactions are handled by a local Real Estate Attorney of the Private Lenders choice. This includes collecting Earnest Money and the actual purchase of the property. This is for your protection and everyone involved.

- Depending on your time zone, you will have 48-72 hours to return accepted contracts, with signatures and Earnest Money. No exceptions.

Those participating will receive excellent property values on us. This is a great service which is meant to benefit those who otherwise, could not pursue investing in property the TVREI way.
