No Money Down Financing

No money down financing can be achieved without all of the gimmicks mentioned in many real estate courses.

In fact, it is fairly easy to achieve if you practice Time Value Real Estate Investing or similar approaches.

This will be a relatively short section.

The TVREI way is to "let the experts do what the experts do." We consistently achieve zero down funding by doing just that.

The majority of Hard Money or Private Money Lenders will allow you to purchase and rehab property with nothing down, if your deal meets their LTV requirements.

In TVREI we consistently purchase at 60%LTV or less, so our deals would qualify for zero down financing with most any alternative lender.

Typically, nothing down deals automatically mean you will pay a higher price for property. That's because you are usually asking the seller to provide all or some portion of the financing. This is a more difficult and time consuming approach to investment real estate financing.

I suggest you deal only with wholesalers and other professionals who are deeply discounting property. Do your research to determine the price you are willing to pay, then write a contract for all cash at closing.

Make sure you are pre-qualified with your lender, so you can quickly and confidently make your offers.

This is such an easy way to get no money down financing. I really do not understand why anyone would teach otherwise. As an investor, who needs financing, you should not pay more than 65-70% for an investment property under any circumstances.

If you are in a hot area and cannot get deeply discounted deals, invest in other areas....Even out of State. Many, very successful investors do. All hot areas cool down at some point. You never want to be the last person to purchase at near full retail price, when the market reverses. Besides, I guarantee there are bargains, even in hot areas. The well connected investors, in the hot areas know this.

Real estate investors should always buy low anyway. Those who purchase at low prices are rewarded with no money down financing.
