Passive Income can truly be your ultimate cash flow machine, if you set it up correctly.

Just as it goes with real estate investments; its not simply a matter of buying houses....its buying houses right. So it is with this...you MUST invest right.

In my opinion, a passive income opportunity must be safe, dependable and with a large enough return to warrant the investment, in the first place.

How would you like to make a tremendous return on your money, by providing investment property financing to Time Value Real Estate Investors?

If you have gone through this course you will have found that they provide among the safest real estate investment projects in this industry.

But that is only part of the story. Private Lenders who lend to TVREI investors receive the following benefits:

- 6 points every time they provide investment real estate financing. If you lend $100,000, you receive 6 points (6%) or $6000 at closing. I must make this clear.

On average, you will receive your money back, within 60 days. This means you could receive that 6 points approximately 6 times per year, if you re-lend your money once it is returned to you via refinance.

That would be a whopping 36% ($36,000)per year on that $100,000 above.

- You also receive interest at the rate of 15% per year. This is in addition to the 6 points. So if you recycled you loans once your funds were returned to you, that would be an additional 15% per year.

Combined with the 6 points that is better than 50% per year on your money. Or better than $50,000 on a continually recycled $100,000 loan.

This is passive income designed to be worth your while.

- ALL transactions are handled by a real estate attorney.

You only send your money to and from the attorney....NO ONE ELSE.

In fact, whether you loan to our investors or not, you should never give up control of your money...never. Only carry out transactions with attorneys or escrow agents. These are people who are bonded and liable for your money, in a way which never leaves your control.

In the State in which we operate, the real estate attorneys can ONLY represent the lender in any real estate transaction. Meaning in every closing, the attorney could only act on your behalf. Therefore, your money is always safe and under your control.

- As you learned in our class, you only lend on 60% of a property's value, though you provide an extra 10%, which is held in escrow by the attorney until the refinance is completed. This gives you an extra 10% profit on each deal, without the additional risk.

- ALL people you lend to will be pre-approved by a permanent lender in writing. This is a FULL documentation pre-approval, by the actual lender....Not a mortgage broker. This is an entity which WILL give the loan on that particular property, to that particular person. You simply cannot get closer to a guarantee than that.

- ALL appraisals are given by the permanent lenders appraiser, to determine value. Before you lend, you will have that appraisal. This prevents any issues regarding value, once the process reaches the permanent lender.

- Your worst case scenario, in this passive income opportunity, is a slight delay in the return of your funds.

If your borrower's file changes in a way which prevents them from refinancing, such as loss of job or credit score drop, we simply move the property to another ready and anxiously waiting buyer.

Remember, you have a property at 60%LTV with another 10% waiting in Tax-Free cash. That is an investors dream.

Your closing documents are done in a way to avoid foreclosure and quickly and seamlessly transfer the property to another pre-approved investor.

We share in absolutely none of the profits or income derived from your lending activities. I want be clear. 100% of all income received through these loans goes to the person or entity providing the investment property financing.

This will be set-up for the benefit of you and our buyers, to facilitate the purchase of deeply discounted properties.
