and other Aides

Though real estate software can be quite expensive, surprisingly few items are needed for mastering real estate investing. Most of the expensive real estate software is not needed. Time Value Real Estate Investing is very simple and does not require special software or high priced real estate investor aides.

Here are some investor tips which will help you manage important real estate investing information.

E-fax account and Fax Machine - In todays world, you must be able to receive important information or documents online or it will negatively affect your ability to do business. An e-fax is a must. The physical fax machine is for back-up. There will undoubtedly be times, when your computer goes down in the middle of an important deal. Having a physical fax machine has saved me, more than a few times.

I recommend MyFax.com as your e-fax service. Any fax machine from your local office supply store is sufficient.

Real Estate Information Service - At some point (maybe in your first deal) you will need the ability to analyze your potential investment properties. If you end up investing out of state or in local areas, you are unfamiliar with, you will need to have access to information which will help you determine value and other important information.

I recommend SiteX and Realtytrac. SiteX will give you estimated values. This is uncommon. Most information services will not give estimated property values. I find their property estimates on the high side. They are usually higher than my actual appraisals. But the fact I can get estimated values on properties anywhere in the country is huge. I cannot overstate how important this is.

I recommend Realtytrac in combination with SiteX. Realtrac does give estimated value, though it's a much broader estimate than SiteX provides. Theirs is based on square footage and zipcode. This is too broad. In my areas of interest, values change from street to street.

However, Realtytrac's foreclosure and pre-foreclosure information is so extensive, I believe every single property under this category is listed with them. They list over 1 million properties and give an abundance of information on each. SiteX does not give foreclosure and pre-foreclosure information.

The ability to analyze properties is vital. This could save you six figures in losses by avoiding bad investment property. It can make you six figures in additional profits by making quicker decisions on little known investment property gems.

These are inexpensive real estate software applications, but they are invaluable, in my opinion.

Investment Property Accounting Aides - You should strongly consider purchasing software which track and properly categorize the financials of your growing real estate investment property portfolio. This is a Real Estate Investing Basics fundamental. You MUST keep good accounting records.

I recommend Quicken Financial products. Every CPA I have ever used, strongly recommended I use Quicken to track my financials through the year. The format is compatible with most any CPA system, which means you will save a ton of time, getting your taxes prepared. CPAs are paid by the hour, so this means saving you quite a bit on tax filings.
