Writing Contracts the TVREI Way
Writing contracts convey the very first impression, to the seller of a property you are pursuing. For those beginning in real estate investing, it is your introduction into the property investment world. It is of the utmost importance, you convey a professional, no nonsense approach to real estate investing, at all times. Many real estate investing beginners, are taught to write contracts full of gimmicks or other distractions. As Time Value Real Estate Investors, we do not have time for such things. Furthermore, it will get us nowhere and damage our credibility in the very market we want to excel. We only purchase real estate at 60% of its value or less. The only individuals who can consistently sell property at this value are bulk REO wholesalers. These are very professional real estate investors, with huge contacts and very little time for gimmicky contracts...Their prices alone, will allow you to consistently purchase with no money down. Because of the deep discounts, they sell their investment property inventory very fast. All who buy from them have cash or super fast financing, so they can offer cash at closing.(You will have super fast financing, if needed.) The moment you send a contract with seller financing or anything other than cash at closing, your contract will be trashed. It will then be noted that you are a non-professional real estate investor, who wastes time playing guru games...From that point on, your contracts will not be taken seriously. It will be very hard to establish a relationship with this individual. Whats more, these are connected individuals. They will mention your name to more than a few other real estate professionals. These individuals, probably more than any other real estate professionals, value time. They are extremely time conscious and get very offended when time is wasted. My bulk REO wholesaler physically looks at approximately 1000 properties, per month, to come up with outstanding investment property gems. TVREI students are known for writing contracts for all cash at closing. Period. We research our investment property opportunities and know what we are willing to pay for a property. If we do not like their offering price, we simply offer our price. But we ALWAYS offer all cash at closing. For the typical wholesaler or real estate agent offering or for sale by owner, we may entertain writing contracts with some of the various gimmicks, to steer the deal in our favor. However, that is not who Time Value Real Estate Investors buy from most of the time. We specifically purchase from bulk REO wholesalers. 90% of the time, the deal (meaning the price) will already be in our favor. They are trying to sell fast. They know the real estate market and are crystal clear on the deal they are giving. This is a very elite group of professional real estate investors. Those who try to haggle for a reduction on a property offered at, say, 55%, will lose the opportunity of that deal, 99% of the time. This is because, other investors, like myself, will instantly recognize that paying the outrageously low price of 55% is far better than haggling over $5 and losing the deal to someone else. Put solid, no nonsense contracts on good deals, or you will not get many opportunities in the future. You will eventually get "blackballed" from even learning of existing good deals. You will then be left to write gimmick contracts for the not so good deals. This costs much more time, energy and money. TVREI investors have done their homework. We are sure of our price and terms. We do not need "wiggle room" to back out of a deal and our contracts reflect this. Believe me, this approach is much appreciated in this industry. We have a lot of fun with our business. However, we are very serious about writing contracts and preserving our reputation as knowledgeable, serious real estate investors. As a result, I get to preview the new inventory from the bulk REO wholesalers I work with. I select the properties I want and put contracts on them. What I do not want is then faxed or emailed to their general investor list. This type of relationship was developed, as a result of the very first contracts I sent to these individuals. Writing contracts is important. You can pick-up a contract from any real estate office. I prefer the simple contracts found in those Business and Legal Form Software packages, sold in office supply stores, such as Office Depot or Staples. I can always modify those contracts while keeping everything simple and straightforward. Writing contracts will instantly tell other professionals the the type of real estate investor you are. Do not underestimate its importance to your real estate investing experience.
